9-17 Balfour Street will deliver a residential community of 121 apartments and 28 affordable housing dwellings within the Lindfield precinct, providing a diverse mix of housing within a cohesive communal and social fabric. The design strengthens and revitalises the environmental qualities of the area while supporting the broader urban vision for the precinct and region.
Drawing on the existing and planned fine-grain regeneration of the neighbourhood, the development includes:
The architectural form is organised into three distinct tiers to reduce perceived bulk and create a refined, human-scaled composition. A robust brick podium in sandstone-inspired tones grounds the building within Lindfield’s heritage context, providing warmth, permanence, and an appropriate relationship to the street. Above this, the mid-level expression adopts lighter masonry, subtle curves, and slender vertical piers to introduce order, rhythm, and a more contemporary architectural character. The uppermost level is defined by timber accents and fine detailing, introducing tactility and
softness that gently articulate the crown and reinforce a residential identity.
This layered façade composition integrates solidity, variation, and biophilic qualities. Rounded balcony edges, deep reveals, and integrated planters create shadow play and introduce greenery, ensuring the building presents as elegant, softer-edged, and responsive to its leafy setting.
Drawing inspiration from local material traditions—from the grounded weight of sandstone to the lightness of masonry and the warmth of timber—the design delivers a crafted and contextually sensitive architectural expression befitting Lindfield’s evolving urban character.
