St Basil's Randwick

The integrated community model facilitates the relationship between the residents, those in care, community members, the local school community, the UNSW and the Prince of Wales Hospital precinct. The seniors living apartments and residential care facility are set within a main street site in a way that allows residents to maintain and strengthen their ties to the surrounding Randwick community, with a range of public, semi-private and private areas.

Located in the centre of The Spot, the project comprises 79 retirement living apartments ranging from one to three bedrooms and a 113 room residential care facility. The Grove design sites the three buildings in a way that respects the historic continuum of the existing landscape framework and restores elements of the historic Aeolia gardens to create a focal point for St Basils and the adjoining Convent.

From the northern end of Daintrey Crescent a pedestrian link leads through the Grove terraces and walkways to Coogee Bay Road, creating a public link during daylight hours.

Since the project inception in 2011, the brief for the project changed rapidly to meet evolving market forces. For example, the changing demographic of residential aged care (RAC) residents – older, frailer and the increasing importance of a community / home care hub in line with government policies (and community expectations).

Despite these changes, the building envelopes designed in 2011-2013 have been able to accept these changes and illustrates the importance of robust masterplanning which anticipates future changes.
